Free Commercial Roof Inspection
Free. No obligation. Photos of everything we find.
You can't make a good decision about a roof you've never seen. Most building owners haven't been on theirs, and shouldn't have to be.
So we go up, photograph what's there, and send you a PDF that shows you the roof the way we saw it — the problems, where they are, and what your options are. It's free, and there's no catch.
What you get
One PDF, 3 to 7 days after we're on the roof. In it:
- Photos of every area of concern, so you can see the roof without climbing it
- What needs attention now
- What's likely to become a problem later
- Your options and what each one costs, so you can decide what fits the budget
The photos matter more than people expect. A written finding like "seam separation at the north elevation" means something to a roofer. A picture of the seam means something to everybody. You can forward it to a partner, a board, or whoever signs off, and they can see exactly what you're looking at.
Who's actually on your roof
Typically the owner.
In this business the person who inspects your roof is usually a salesperson. That's worth knowing, because a salesperson's recommendation and an owner's recommendation aren't made under the same pressure.
When the person walking your roof is the one who has to stand behind the work, "this roof doesn't need anything yet" is an answer they're free to give.
What we look at
Flat and low-slope commercial roofs. We go to the failure points, not just the open field:
- Seams and laps
- Flashings and wall transitions
- Penetrations and rooftop equipment curbs
- Edge conditions and the perimeter
- Drainage and ponding
- Previous patches and repairs
- Interior water evidence, where there is any
It's a visual inspection. We're reading the roof and the building — not running equipment across the surface.
Wet insulation, and why we'll tell you straight
The question underneath most commercial roof decisions is whether the insulation is wet. If it is, a new membrane over the top seals the water in, and you've bought a warranty on a problem that's still sitting there.
Here's how we read it. If the roof is leaking, there's a good chance there's moisture in the insulation — but where the leak shows up inside tells us how far it's gone. Water at the edge of a wall usually means the damage is contained. Water in the middle of a room usually means it has traveled. It's a judgment call, and we'll tell you it's a judgment call.
Published guidance puts the general line around 20-25% saturation — past that, replacement beats restoration (Roofing Contractor, "Restore, Don't Re-Roof").
We don't turn work down because the insulation is wet. We're straight with you about when a roof can be recovered and when it can't. If the honest answer is that a recover won't hold, you'll hear it before you've spent anything.

What happens after the inspection
Three ways this goes.
Your roof is a restoration candidate. A coating, a fabric-reinforced system, or a single-ply restoration goes over what's already there — no tear-off, far less disruption, and it costs less than replacing.
Your roof needs replacing. The deck or the insulation is too far gone to build on top of. That points to a metal roof replacement or a new single-ply membrane. We'll show you why, in the photos.
Your roof is fine. Sometimes nothing needs doing yet. We'll say so, and tell you roughly when to look again.
You get the options and the information. You decide what fits the budget. We're not going to steer you toward the biggest number on the page.

Common questions
Is the inspection really free?
Yes. No cost, no obligation, no hard sell. You get the PDF whether you hire us or not.
How long until I get the report?
3 to 7 days after we're on the roof.
Do I need to be there?
No. If someone's available to let us up, that's easy. If not, we bring our own ladders and handle access ourselves.
Can you inspect in the winter?
Yes, weather depending. We stay off right after a big snow — the roof has to clear before there's anything to see.
What if you don't find anything wrong?
Then we tell you that, and roughly when to look again.
Will you inspect a roof another contractor installed?
Yes. We inspect commercial roofs regardless of who put them on.
Do you inspect residential roofs?
No. Flat and low-slope commercial only.
